Normal Wear and Tear vs. Damage – Charleston Property Management Education

Part of a property manager’s job is to determine what qualifies as damage and what can be considered normal wear and tear. This takes place when a tenant moves out of a property and we inspect the home. Before a tenant even moves in, we do an extensive move in inspection that includes a detailed inspection report. That move in report is compared to the move out report so we can see if the property looks the same. There are anywhere between 100 and 150 photos taken during each inspection and we make sure to do a thorough job. This helps to give us a visual reference in case a tenant argues about a claim we make against the security deposit for damages.  

We know that things will depreciate but we don’t tolerate damage. As property managers, we keep the home up to high standards so we can get the most out of the rental for the owner. Certain things are expected at move out. For example, we know there will be holes in the walls where pictures were hung. While we expect this, we also expect that tenants will fix these things. It’s only fair that they return the property in the same condition that they received it. If those things were not there at the time of move in, they should not be there after a tenant moves out. Pet stains always fall on the tenant. It is their responsibility to make sure their animals do not destroy the property.

When it comes to pet damage, we can and will keep the pet deposit and we’ll charge back for any problems the pet may have caused. If a pet damages the carpet or a tenant damages a wall, they must make the necessary repairs before they move out, otherwise we will charge them for it.
